Terms of Use
Last updated: October 8, 2026
Please read these Terms carefully. They include an agreement to resolve disputes by individual binding arbitration instead of in court, a waiver of class actions and jury trials (Section 15), a release of claims about the professionals you hire (Section 7), and limits on our liability (Section 12). You can opt out of arbitration within 30 days (Section 15.7).
1. Who we are and agreeing to these Terms
michiganhomecalcs.com is operated by Michigan Home Calcs LLC, a Michigan limited liability company ("Michigan Home Calcs," "we," "us," or "our"). These Terms of Use ("Terms") are a binding agreement between you and us. They apply when you visit the site, use any calculator, or submit any form. By checking the box agreeing to these Terms, or by using the site, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the site. You must be at least 18 to submit a request form.
If you are a professional who buys leads from us, your signed Partner Lead Agreement governs that relationship, and it controls if it conflicts with these Terms.
2. What we are, and what we are not
We publish free home and home-improvement calculators and, at your request, pass your request along to independent professionals ("Pros"), such as real estate agents, mortgage lenders, insurance agents, and home-improvement contractors. That is all we do.
We are not a real estate brokerage, mortgage lender or broker, insurance agency, or contractor. We do not provide real estate, lending, insurance, construction, legal, tax, or financial services or advice, and we do not perform, supervise, inspect, or guarantee any work.
Pros pay us a fee to receive requests. Fees are flat per request and are never tied to whether you hire a Pro, close a sale, take a loan, or buy a policy. We do not rank, rate, recommend, or endorse any Pro, and we do not steer you toward any Pro. A Pro receiving your request is not a sign of our approval.
3. Calculators and estimates
Our calculators, cost guides, tax rates, mortgage figures, and other content ("Estimates") are general estimates for planning only. They are based on assumptions, averages, public data, and the information you enter, and they may be incomplete, out of date, or wrong for your property or situation.
An Estimate is not a quote, bid, offer, appraisal, loan offer, rate lock, or tax bill. Any price, rate, or terms a Pro gives you are the Pro's own and may be higher or lower than our Estimate. We are not responsible for any difference between an Estimate and any quote, price, rate, tax, fee, or final cost. Do not make a financial, purchase, borrowing, or construction decision based on an Estimate. Verify all figures with a licensed professional and the relevant lender, government office, or contractor.
4. About the Pros
Pros are independent businesses. They are not our employees, agents, partners, or representatives, and we do not control how they work.
We do not screen, vet, background-check, inspect, or verify the licenses, insurance, qualifications, work quality, reviews, or conduct of any Pro. Pros agree with us that they hold the licenses and insurance their work requires, but we do not check. You are responsible for choosing whether to work with a Pro. Before you hire anyone, we strongly recommend that you check their license (for Michigan, at michigan.gov/licenselookup), ask for proof of insurance, check references, get multiple written bids, and sign a written contract.
Any estimate, contract, loan, policy, purchase, or other arrangement you make with a Pro is solely between you and that Pro. We are not a party to it and have no responsibility for it, including the Pro's prices, work, delays, permits, warranties, payment terms, or conduct.
5. Your requests and contact consent
When you submit a request, you authorize us to share the information you provide (including your name, phone, email, location, and project or calculator details) with up to 4 Pros for each type of professional you request, and you agree that we and those Pros may contact you as described in the consent you give on the form and in our Privacy Policy. Each Pro is responsible for its own calls, texts, and emails. You can opt out at any time by replying STOP to a text, telling the caller, or emailing us at hello@michiganhomecalcs.com.
You agree that the information you submit is true and is your own. Do not submit anyone else's name, phone number, or email address. If you provide a phone number that is not yours, or that you later give up, you agree to let us know.
6. Acceptable use
You agree not to: submit false, fake, or someone else's information; use the site for any unlawful purpose; scrape, crawl, copy, or harvest content or data by automated means; resell or republish our content or data; interfere with, overload, probe, or attack the site or its security; attempt to access any non-public area, including any admin area; or use the site to send spam or harass anyone. We may block access or remove any submission at our discretion.
7. Release of claims about Pros
Because we do not employ, supervise, or control Pros and are not part of your dealings with them, YOU RELEASE MICHIGAN HOME CALCS LLC AND ITS OWNERS, MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS FROM ALL CLAIMS, DEMANDS, AND DAMAGES OF EVERY KIND, KNOWN AND UNKNOWN, ARISING OUT OF OR CONNECTED WITH ANY PRO OR YOUR DEALINGS WITH ANY PRO, INCLUDING CLAIMS FOR BODILY INJURY, DEATH, PROPERTY DAMAGE, THEFT, DEFECTIVE OR INCOMPLETE WORK, PRICING OR BILLING DISPUTES, AND LOST MONEY.
This release applies to the fullest extent permitted by law. It does not apply to claims that cannot be released by law, including claims based on our own gross negligence or willful misconduct.
8. Third-party sites and advertising
The site shows ads and links to sites run by others, including Google. We do not control and are not responsible for any third-party site, ad, product, or service. Your use of them is at your own risk and subject to their terms.
9. Our content
The site, its calculators, text, data compilations, design, and logos belong to us or our licensors and are protected by law. You may use the site for your own personal, non-commercial purposes. You may not copy, modify, distribute, or create works from it without our written permission.
10. Communications from us
You agree that we may provide notices, confirmations, and other communications to you electronically, including by email or by posting them on the site, and that these satisfy any requirement that they be in writing.
11. Disclaimer of warranties
THE SITE, ESTIMATES, AND ALL CONTENT AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED OR ERROR-FREE, THAT ANY PRO WILL CONTACT YOU, OR THAT ANY PRO IS LICENSED, INSURED, QUALIFIED, OR TRUSTWORTHY.
12. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW: (A) WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, SAVINGS, DATA, OR OPPORTUNITIES, ARISING OUT OF OR RELATED TO THE SITE, ANY ESTIMATE, OR ANY PRO; AND (B) OUR TOTAL LIABILITY FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). These limits apply to every theory of liability, even if we were told the damages were possible, and even if a remedy fails of its essential purpose. They do not apply where the law does not allow them.
13. Your responsibility to us
You agree to defend, indemnify, and hold harmless Michigan Home Calcs LLC and its owners, members, managers, employees, and agents from any claims, losses, and expenses (including reasonable attorneys' fees) arising from your misuse of the site, any false or third-party information you submit, your dealings with any Pro, or your violation of these Terms or the law.
14. Time limit for claims
To the extent permitted by law, any claim arising out of or related to these Terms or the site must be filed within one (1) year after it arises, or it is permanently barred.
15. Dispute resolution: individual arbitration and class-action waiver
15.1 Talk to us first. Before starting any arbitration or lawsuit, you agree to email us at hello@michiganhomecalcs.com with your name, contact information, and a description of the dispute and what you want. We will try to resolve it informally within 60 days. We will do the same before bringing a claim against you.
15.2 Agreement to arbitrate. Except as stated in 15.4 and 15.7, you and we agree that any dispute, claim, or controversy arising out of or relating to these Terms, the site, any Estimate, any request you submit, any call, text, or email from us or a Pro (including claims under the Telephone Consumer Protection Act), or our relationship ("Dispute") will be resolved only by final and binding individual arbitration, not in court. This includes Disputes about whether something must be arbitrated, which the arbitrator decides. This agreement is governed by the Federal Arbitration Act.
15.3 How arbitration works. Arbitration will be administered by the American Arbitration Association ("AAA") under its Consumer Arbitration Rules, available at adr.org, before a single arbitrator. Hearings will be held by video or phone where possible; any in-person hearing will take place in Kent County, Michigan, unless the arbitrator decides another location is required to be fair to you. Fees are allocated under the AAA Consumer Arbitration Rules. If you show that the costs of arbitration would be prohibitive compared with going to court, we will pay as much of your filing and arbitrator fees as the arbitrator decides is needed to prevent that. The arbitrator may award the same individual relief a court could, but only to you individually and only to the extent needed for your individual claim.
15.4 Small claims. Either of us may instead bring an individual claim in small claims court in Kent County, Michigan, or in your county of residence, if it qualifies and stays there on an individual basis.
15.5 Class-action and jury-trial waiver. YOU AND WE AGREE THAT EACH OF US MAY BRING CLAIMS AGAINST THE OTHER ONLY IN AN INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY CLASS, COLLECTIVE, CONSOLIDATED, OR REPRESENTATIVE PROCEEDING. The arbitrator may not combine more than one person's claims or preside over any class or representative proceeding. YOU AND WE EACH WAIVE THE RIGHT TO A JURY TRIAL.
15.6 If part of this section is not enforced. If the class-action waiver in 15.5 is found unenforceable for any claim, that claim (and only that claim) will be decided by a court in Kent County, Michigan after any individual claims are arbitrated, and the rest of this Section 15 still applies.
15.7 Your right to opt out. You may opt out of this arbitration agreement by emailing hello@michiganhomecalcs.com within 30 days after you first agree to these Terms, with the subject line "Arbitration Opt-Out" and your name, email, and phone number. Opting out does not affect any other part of these Terms.
15.8 Changes. If we change this Section 15, the change will not apply to any Dispute you already told us about before the change.
16. Governing law and venue
These Terms are governed by the laws of the State of Michigan and applicable federal law, without regard to conflict-of-laws rules. Any Dispute that is not arbitrated will be brought only in the state or federal courts located in Kent County, Michigan, and you and we consent to their jurisdiction.
17. Changes to these Terms
We may update these Terms. We will post the new version here with a new "Last updated" date. Changes apply from that date forward and do not apply to requests you submitted before it. If you do not agree with a change, stop using the site.
18. General
These Terms and our Privacy Policy are the entire agreement between you and us about the site. If any part is found unenforceable, the rest remains in effect and that part will be enforced as fully as the law allows. Our not enforcing a provision is not a waiver of it. You may not transfer these Terms; we may transfer them in connection with a sale or reorganization of our business. Sections 3, 4, 7, and 11 through 18 survive after you stop using the site.
