How these rates are measured
These figures are the national weekly average fixed mortgage rates for conventional, conforming loans for borrowers with strong credit putting 20% down, so the rate you're personally quoted may be higher or lower depending on your credit, down payment, loan type, and lender.
Why daily "rates today" numbers differ
The figures above are a weekly average. Daily rate trackers you may see elsewhere use proprietary lender feeds and can move within the week as bond markets move. For most planning, the weekly average is the reliable benchmark, and a few eighths of a percent rarely changes a buying decision as much as your price range, down payment, or county property taxes do.
