How these rates are measured
These figures come from Freddie Mac's Primary Mortgage Market Survey (PMMS), the most widely cited mortgage-rate benchmark in the U.S. PMMS is released every Thursday and reflects rates on conventional, conforming mortgages for borrowers with strong credit putting 20% down — so the rate you're personally quoted may be higher or lower depending on your credit, down payment, loan type, and lender.
Why daily "rates today" numbers differ
PMMS is a weekly average. Daily rate trackers you may see elsewhere use proprietary lender feeds and can move within the week as bond markets move. For most planning, the weekly PMMS average is the reliable, transparent benchmark.
